MWCC was present at the beginning of stages 2 and 3 of the Valdecarros urbanization (Madrid), in an event attended by the delegate of Urban Planning, Environment and Mobility, Borja Carabante. Valdecarros is one of the neighborhoods in the southeast of the capital that will become a reality in the coming years. With a total of 19 million square meters, it is the largest urban development currently underway in Spain and one of the most relevant on the European continent. Only the second and third stages of Valdecarros will allow the construction of 10,792 homes, which will be added to the 2,580 in the first, currently already in the urbanization process.

In the entire future neighborhood, whose construction will be divided into eight stages, it is planned to build 51,000 apartments. Of that total, more than half – 55% – will have some type of protection. This circumstance will make Valdecarros the epicenter of affordable housing in Madrid.

Both the 10,792 homes in stages 2 and 3 and the 2,580 in stage 1 will begin construction in 2025. For now, with regard to the first of them, six telematic public auctions have been completed to allocate free residential land. The putting up for sale of all the non-residential plots of the project will facilitate the financing of the works and will allow the implementation of the necessary facilities and services in the neighborhood prior to the arrival of the neighbors.

The second stage of the Valdecarros neighborhood affects an area of 627,000 m2, on which 4,607 homes will be built. The residents of this area will enjoy 160,000 m2 of green areas, in which 3,800 trees and 25,600 bushes will be planted. In addition, there will be 22,000 m2 of offices, 7,500 m2 will be used for tertiary other uses and 20,000 m2 for private facilities.

For its part, the urbanization works of the third stage will be carried out on an area of 707,000 m2, in which 6,185 homes will be built. The green areas will extend over 200,000 m2, in which 5,100 trees and 69,800 shrubs will be planted. In the distribution of uses of this phase, it stands out that almost 34,000 m2 will be occupied by an industrial park, while another 30,000 m2 are reserved for office buildings.

These two stages will represent a significant advance in the configuration of the new Valdecarros neighborhood. Construction formally began in September 2021 with the urbanization corresponding to the first stage, which already extends around Mayorazgo Avenue, in the southeast of the capital. These works will conclude in the first quarter of this year. The two stages of urbanization that are now starting will have a cost of 124 million euros (70.8 million for the second and 53.2 for the third).

The design of this neighborhood will have more than 40% of the total area of green areas. The development will have a minimum of 110,000 trees, to which will be added those located in urban parks.

In terms of mobility, Valdecarros is integrated with the rest of the urban developments in the southeast. Its proximity and quick access to major highways such as the M-45, M-31 and M-50 will help strengthen transversal mobility in the city and decongest its main entrances. In this area, the commitment to sustainability is another of its pillars: from the first moment, there will be 127 kilometers of bicycle lanes and the neighborhood will have a high-capacity rapid transit bus system.
